Madison Food Park

The Cascade County Planning Department received an update (PDF) from Madison Food Park, LLC on May 21, 2018, on the status of the application. The applicant, Madison Food Park, is currently in the process of amending the application and is requesting additional time to prepare and resubmit the amended application(s).

Special Use Permit Application

The Cascade County Planning Department has received a Special Use Permit Application to allow Madison Food Park, LLC to operate a food processing plant to include 1) commercial propagation, boarding, grazing, or butchering of animals and fowl, the operation can be used as a wholesale feedlot, meatpacking plant, slaughterhouse, rendering plant or the like; 2) Value-added Agricultural Commodity Processing Facility including processing, manufacturing, storage and the like; 3) Distillery.

The property is located in all or a portion of the following Sections in Township 20N, Range 5E

The property is also located in all or a portion of Sections 2, 3, 4, 5 in Township 19N, Range 5E, P.M.M, Cascade County, Montana.

The Special Use Permit application will have a public hearing by the Cascade County Zoning Board of Adjustment (ZBOA), which has not been scheduled at this time. After the Special Use Permit application has been received, reviewed, and deemed complete by staff. A notice of the application is sent to interested agencies including, but not limited to, DEQ, DNRC, MDOT, and local volunteer fire departments and agencies, as the applicant may have additional permitting requirements through the local or state agencies. 

After receiving comments from the agencies, the staff compiles comments and incorporates comments into the staff report. Notice of public hearing is then sent to all adjoining landowners via certified mail with the date, time, and location of the public hearing before the ZBOA. Additionally, a notice of the hearings is required to be posted in both the Planning Department office, as well as twice in the Great Falls Tribune, with at least six days separating each publication.

Public Hearing

At the public hearing, the ZBOA will hear the staff report delivered by a member of the Planning Department. The applicant will then address the ZBOA members followed by public comments by proponents, opponents, and informational witnesses. The developer will then be allowed to address concerns and answer any questions the ZBOA members may have for them. The Board then discusses and deliberates, then can either table the request, approve, deny, or conditionally approve the application.
